The formula behind it

Monthly principal and interest uses M = P × r(1+r)^n ÷ ((1+r)^n − 1), where P is the loan, r is the monthly rate, and n is the number of months. PITI adds monthly tax, insurance, and PMI.

Example: A $300,000 loan at 6.5% for 30 years has about $1,896.20 in monthly principal and interest. Over 360 payments, total interest is about $382,633.
